Hiring the wrong demolition contractor is an expensive mistake. A substandard team can create structural risks, generate unmanaged hazardous waste, and expose your project to unlimited regulatory liability. With the right contractor, demolition runs on time, on budget, and leaves the site clean and compliant.
This guide covers everything you need to look for — whether you're a developer, facilities manager, main contractor, or private individual.
Check Accreditations Before Anything Else
A reputable UK demolition contractor will hold a combination of the following. Treat the absence of these as an immediate red flag:
- ConstructionLine Gold — independently assessed financial and health & safety standing
- SSIP (Safety Schemes in Procurement) — verified H&S compliance; Acclaim is the most common scheme
- HSE Asbestos Removal Licence — legally required to carry out licensed asbestos removal; many contractors sub-contract this, which adds cost and risk
- NEBOSH-certified management — demonstrates qualified on-site supervision
- Waste carrier licence — required by the Environment Agency for any business transporting waste
Jim Wise Demolition holds all of the above, including an in-house HSE asbestos licence. See our full services overview.
Ask for RAMS — and Read Them
A contractor who cannot produce a Risk Assessment and Method Statement (RAMS) before site mobilisation should not be on your shortlist. RAMS are a legal requirement under CDM 2015 and they tell you exactly how the contractor plans to manage every hazard on your site. A generic RAMS copied from a template is a warning sign. Project-specific RAMS that reference your site conditions and survey findings indicate a contractor who has actually thought about your job.

Match Experience to Your Project Type
Demolition is not a single discipline. The skills required for a full structural demolition of an industrial warehouse are different from those needed for a delicate soft strip out of a listed building. Ask contractors for case studies relevant to your project type. Jim Wise Demolition has 40+ years' experience across commercial, industrial, residential, and healthcare sector projects.
Insurance and Liability
Minimum insurance requirements for a credible demolition contractor in the UK:
- Public Liability Insurance — minimum £5 million; larger projects typically require £10m+
- Employers Liability Insurance — legally required if they employ staff; minimum £5 million
- Contractors All Risks (CAR) — covers damage to the works and surrounding property
Always request a certificate of insurance and verify the insured values match your project requirements. Never accept verbal confirmation.
Waste Management Credentials
Your contractor is responsible for ensuring all waste arisings are correctly segregated, documented, and transferred to a licensed facility. Ask for their waste carrier registration number and inquire about their waste diversion rate — JWD diverts 96% of demolition waste from landfill.
