What is soft strip out?
Soft strip out is the systematic removal of all non-structural interior elements from a building before demolition or refurbishment begins. This includes partition walls, suspended ceilings, floor coverings, door sets, mechanical and electrical services, plumbing, kitchen fittings, shop fittings and all fixtures — leaving only the main structural frame intact.
What is the difference between soft strip out and full demolition?
Soft strip out removes the internal non-structural fit-out while leaving the building's structural shell standing. Full demolition brings the entire structure down. Soft strip is typically carried out before either refurbishment (to prepare for a new fit-out) or full demolition (to segregate materials, aid recycling and reduce risk during the main demolition phase).
Do I need a soft strip out before demolition?
In most cases, yes. Carrying out a soft strip before mechanical demolition allows hazardous materials to be identified and removed safely, improves material segregation and recycling rates, reduces contamination of demolition arisings, and gives the demolition contractor a clearer view of the structural elements. It also often reduces overall project costs by maximising the value recovered from salvageable materials.
What does a soft strip out include?
A typical soft strip out includes the removal of suspended ceilings and ceiling tiles, partition walls and stud work, floor coverings (carpets, tiles, vinyl), door sets and frames, mechanical and electrical services (pipework, cabling, conduit, light fittings), plumbing and sanitaryware, kitchen and catering equipment, shop fittings, shelving and racking, and specialist items such as mezzanine floors. See our full scope table above for a detailed breakdown.
How long does a soft strip out take?
Duration depends on the scale and complexity of the building. A small retail unit might take 2–3 days. A large commercial office floor or industrial warehouse could take 2–3 weeks. Jim Wise Demolition provides a programme of works specific to your project at the quotation stage, so you know exactly when the site will be ready for the next phase.
Is soft strip out regulated in the UK?
Yes. Soft strip out must comply with CDM 2015, BS6187:2011, the Health and Safety at Work Act 1974, and the Environmental Protection Act 1990 for waste handling. Where hazardous materials are present, additional regulations apply. Jim Wise Demolition operates in full compliance with all applicable legislation on every project.
