Warehouse demolition and strip out covers a broad spectrum — from removing racking systems and mezzanine platforms from a distribution centre being handed back to a landlord, to the full structural demolition of a large portal frame warehouse for redevelopment. Each scenario requires different skills, plant, and planning.
Warehouse Strip Out: What It Involves
Warehouse strip out is the removal of all internal fittings and fit-out while the structural shell is retained. Typical scope includes:
- Racking systems — selective pallet racking, push-back racking, drive-in racking, cantilever racking; all require systematic dismantling to avoid structural instability during removal
- Mezzanine floors — steel mezzanine platforms, including staircases, handrails, and floor decking
- Dock levellers and loading equipment — hydraulic and mechanical dock levellers, dock seals, and vehicle restraints
- Fire suppression and detection — sprinkler systems, deluge systems, gas suppression; decommissioning by specialist sub-contractor prior to strip out
- M&E services — electrical distribution, lighting, HVAC, compressed air, and data infrastructure

Asbestos in Warehouses
Many UK warehouses built before 2000 contain asbestos cement roof sheets, wall cladding, and guttering — particularly portal frame structures from the 1970s and 80s. A pre-strip asbestos survey is essential. JWD holds an in-house HSE asbestos licence covering the removal and disposal of asbestos cement and other ACM types.
Full Structural Demolition of Warehouses
Full demolition of a portal frame warehouse typically follows strip out and involves: removal of external cladding and roofing, deconstruction of the steel frame, breaking out the concrete floor slab and foundations, and processing all arisings on-site. JWD has delivered full structural warehouse demolition projects across England and Wales — view our Chester warehouse demolition project for a recent example.
Programme and Planning
A straightforward warehouse strip out of a 10,000m² unit typically takes two to four weeks with a full team. A full structural demolition of the same unit might add a further three to six weeks. Programme is heavily influenced by asbestos management requirements, cladding type, and ground conditions.
